Before you list your home:
Preparing your home for the market is the key to selling your home with very little market time. Determining the best time to list and sell your home is just as important as pricing and staging. Making minor repairs before selling will help buyers see the home is well taken care of and will give the buyer a since of security about the house. When buyers see un-maintenanced items, they will start deducting from your asking price.
You’ve got an offer; now what?
Carefully consider each offer as different types of financing may mean different
expectations for the house when the appraisal is completed. Be patient, sometimes your first offer may be your best offer.
Your house is under contract:
During this process, the buyer is working to secure financing for your home and
may schedule inspections to be completed, order the appraisal to be completed, etc. Once inspections and appraisal are complete, there may be repairs that come up and are negotiated for completion prior to closing.
Day of closing:
Be sure you have proper identification for closing and that your ID is not expired.
Be sure you have all personal items removed from the house on the day of closing. At closing the buyer will sign their papers and will take possession of the home.
